Positive Granny Flats

Hello Just a short note that we are happy with the house supplied by Tony Dennis The cost total installed was under $50,000 with all services connected and our son Andrew paid for it. He owns it and get the rent from it. It is his first investment property! It is of course on our land but he gets $370 per week rent and he has organised everything for it. And if he wants to sell it later he can - probably will get about half his money back for it if he wants to sell second hand I would say This income is his and now he can get a loan to buy his first house (he has applied for a loan just recently and he was approved - would not have been approved without this income we were told) We were happy to help him get into property investment with this low risk option - he's only 21 and its his responsibility and his income. We did not have to put in any money or guarantee anything as this amount of money was affordable for him to get it together himself. I am happy to do a Testimonial for the pre-fabricated houses sold by Tony and Therese Dennis It has been a pleasure getting to know them and ordering and receiving and then the “fun” of putting our house together. We filmed the whole thing in time lapse just like Tony showed us and watch it over and over Four of our friends have ordered one too You asked me to mention total cost - Cost for us was total $35,000 for the order as you know and all up it cost extra $6,250 for plumbing and elect meter connections and nbn. The drawings and approval from local Certifier totalled $4,400. We budgeted to be max $50,000 and was under budget. We think it has increased the value fo our property by $100,000 plus for sure and probably more We are going travelling for 6 months later this year and are going to have the flat as our home and rent out our full house at the front - we will get over $900 per week easily. We will get a tenant for a year giving us good income while we are away and we will have our new compact home to come back to waiting for us whenever we want to come and go. Never know may just stay in the flat and keep renting out the big house for years. We love our smaller home. Feels good for us.

My mother built a granny flat by a builder in her rear yard. She is happy with it and has good rental income. But it cost her $150,000 for a one bedder the same size as our 2 bedder. They love it - it is brand new and they have even improved it with adding some carpentry around the exterior themselves - I want to live there And when we want a loan our broker advised we will have no trouble due to this second regular income Thanks to Tony for all his advice and help
